Pencil Log Pros: Log Home Restoration Services Across Colorado & the Mountain West
Annual Maintenance Programs
Our Annual Maintenance Programs for log homes and log cabins keep finishes performing and water out with log-safe powerwashing, targeted cleaning, clearcoating on sound surfaces, and re-caulking/chinking touch-ups where joints move. Residential Log Home Maintenance focuses on seasonal inspections, end-grain sealing, and deck/rail care to stretch time between major restorations. Resorts & Lodges Maintenance adds phased scheduling, low-odor options, and guest-aware staging so entrances and amenities stay open. The result: predictable upkeep, longer coating life, and fewer surprise repairs.

Annual Maintenance Programs Overview
Our Annual Maintenance Programs are designed to keep finishes performing, prevent water intrusion, and stretch the time between major restorations. The scope covers exterior log walls, chinking and caulking, decks and rails, and high-wear entry areas. After each visit you receive photo documentation, a concise punch list with priorities, and a clear next-steps plan.
How the Program Works
We follow a simple pathâAssess, Plan, Schedule, Execute, Reportâso work stays predictable and transparent. Your property gets a site-specific maintenance calendar based on elevation, exposure, and the existing finish system. Routine tasks are flat-priced, while any discovered repairs are presented for separate approval before we proceed.
Seasonal Rhythm
In spring we perform a gentle wash, full inspection, and targeted touch-ups with re-caulking where needed. Mid-summer focuses on UV checks for south and west walls, spot clearcoats, and a chink-line review. Fall concentrates on sealing checks and end grain, making final clearcoat passes, and tackling winterization items. During winter we provide interior humidity guidance and map the scope and colors for the coming year.
Program Tiers
Essential delivers washing, inspection, minor re-caulking, and light touch-ups. Standard adds targeted clearcoating, end-grain sealing, and coordinated deck/rail care. Premium includes all Standard services plus optional infrared scanning, detailed reporting, and priority scheduling.

FAQs
How Often Do You Clearcoat?
Timing depends on exposure and the coating system; south and west walls usually need attention first, with earlier maintenance passes extending overall life.
Do You Pressure Wash Log Walls?
We use low-pressure, log-safe washing with the right cleaners and pH-balanced rinses to protect wood fibers and avoid forcing water into checks.
Can Work Happen During Peak Occupancy?
Yes. We phase scopes, coordinate alternate access, and select low-odor, quick-cure options to minimize disruption for residents and guests.
What If My Home Has a Different Stain System?
We assess compatibility and specify maintenance products that work with your existing finish so adhesion and appearance remain consistent.
How Are Annual Programs Priced?
Routine maintenance is flat-rated for predictability. Any additional repairs discovered during service are priced on time and materials or quoted as a separate scope for approval.

Customer Reviews
EXCELLENT Based on 73 reviews Posted on Sherry SteeleTrustindex verifies that the original source of the review is Google. When I hire a professional crafts company, I expect that I will get a reasonable bid, once accepted, the company will show up on time and complete the work as promised at the price bid. Pencil Log Pros did all that and more, far exceeding our expectations beyond our wildest dreams. We recently bought a 100-year-old log cabin, which had not had exterior work done in a long time. The logs were bleached in places, painted white in others, and had old brown stain sticking out from the corners and the eaves, this made the home look abandoned and unloved. Brad and his crew of wonder workers gave the home back her life. The old logs returned to their original warm yellow after media blasting. The perfect color of a darker stain reminds the viewer of while it is an older cabin, but now there is no hint of her real age, just what every woman hopes from a refresh. Finished with beautiful chinking, our little home is now the proudest house on the block. From the top down, every person we dealt with in this company was committed to making sure we fully understood the process and were happy as each stage was completed. If your cabin needs professional, expert, and loving care, you need look no further than Pencil Log Pros.
