Our Annual Maintenance Programs are designed to keep finishes performing, prevent water intrusion, and stretch the time between major restorations. The scope covers exterior log walls, chinking and caulking, decks and rails, and high-wear entry areas. After each visit you receive photo documentation, a concise punch list with priorities, and a clear next-steps plan.
How the Program Works
We follow a simple path—Assess, Plan, Schedule, Execute, Report—so work stays predictable and transparent. Your property gets a site-specific maintenance calendar based on elevation, exposure, and the existing finish system. Routine tasks are flat-priced, while any discovered repairs are presented for separate approval before we proceed.
Seasonal Rhythm
In spring we perform a gentle wash, full inspection, and targeted touch-ups with re-caulking where needed. Mid-summer focuses on UV checks for south and west walls, spot clearcoats, and a chink-line review. Fall concentrates on sealing checks and end grain, making final clearcoat passes, and tackling winterization items. During winter we provide interior humidity guidance and map the scope and colors for the coming year.
Program Tiers
Essential delivers washing, inspection, minor re-caulking, and light touch-ups. Standard adds targeted clearcoating, end-grain sealing, and coordinated deck/rail care. Premium includes all Standard services plus optional infrared scanning, detailed reporting, and priority scheduling.

My husband and I have twenty-five years of experience working with various contractors; from the start, Pencil Log Pro's professionalism and expertise was apparent. What we found outstanding about Brad and his crew was the vast knowledge, experience, technical skill and common sense regarding the restoration of our log home. Throughout our project the communication with Brad and all of his employees was excellent. Our project was not as straightforward as we hoped. At one point, the staining product (purchased independently by us) was simply not drying fast enough to proceed. Rather than forging ahead, Brad and his crew made the difficult decision to stop the project for three weeks and let the stain dry. This was the best decision because when the crew returned, the stain was dry, and they could easily finish the job. The decision to delay was not without hardship as Brad now had to mobilize his team three times from Grand Junction to Durango and adjust (for us) his busy summer schedule. We appreciated their willingness to be flexible so that our home and our project could be finished and protected in the best way possible. Once the technical issues with the stain were resolved, the crew came back and did a beautiful job caulking and chinking the entire exterior of our cabin. We couldn’t be happier with the end result!
